Old Tappan sits directly on the New York border and hosts the high school half the Northern Valley is trying to reach: NV Regional at Old Tappan. Its housing stock skews newer and larger than most valley towns — 1990s–2010s estate subdivisions with cul-de-sac after cul-de-sac of 4,000+ square-foot colonials — which makes it the default landing spot for move-up families who want space without a renovation project.

Because the stock is homogeneous, pricing is comp-driven and unforgiving: three similar colonials on the market at once turn into an open auction for buyers' attention. Differentiation is the seller's whole game — condition, staging, and marketing separate near-identical homes by six figures. On the border, Old Tappan also trades buyers back and forth with Rockland County, NY, where my New York license lets me work both sides of the line.

Questions I actually get

Old Tappan buyer & seller FAQ

Is Old Tappan more expensive than Harrington Park or Norwood?
Generally yes — you're paying for newer, larger housing stock and having NVOT in town. The school outcome is identical across all three send towns, so the premium is really about house vintage and lot size.
How does the New York border affect Old Tappan real estate?
Meaningfully. Buyers regularly cross-shop Old Tappan against Pearl River, Tappan, and New City for taxes, schools, and commute tradeoffs. Being licensed in both NJ and NY, I run those comparisons directly instead of guessing across the line.
What do homes cost in Old Tappan?
The core market runs roughly $900K–$1.6M for the dominant colonial stock, with newer or larger estate homes reaching into the $2–3M range.
